From the West
Follow Gulf of Mexico Drive / Gulf Drive / 789
Take a right (south) onto 125th Street W. Following 125th Street West one block to Avenue C and take a right (west). Take an immediate right (north) onto Central Ave. The cottage is the third unit on the right (east). Park under the carpet and use the Central Ave (front door) to access the cottage. Check-Out Procedures:
Check out by 10am ET
– Wash all dishware and utensils. Please be sure to unplug and empty and clean the reusable filter of the coffee maker.
– Leave all towels and bathrobes hanging or place them in the bathtub or shower.
– Tie up your trash and leave it either at the curb on Central Ave (Tuesdays and Fridays before 9am – do not leave out overnight) or take your trash to the smaller dumpster behind Tide Tables. (See Cortez Park Map)
– Empty your recyclables in bins located in the trash station at the corner of 125th and Ave D. Recyclables are co-mingled. Do not place recyclables in plastic bags in the bins.
– Close and lock all windows and doors.
– Take a minute to double check the cottage to ensure you haven’t left anything behind.
– Text Kimmi at 941-718-2678 so that we can alert our cleaning crew to prepare the cottage for our next guests.

Bathroom Amenities:
Bath towel sets (6), bathmats (2), bathrobes (2), hair dryers (2), liquid hand soap (3), air freshener spray, and bathroom amenity kits (2) (conditioning shampoo, lotion, bath soap, tissues, vanity kit/sewing kit, and lip balm) and of course, toilet paper rolls (6) are provided. Beach towels (4) are also provided.
Beach Chairs:
There are beach chairs (2) with ‘backpack’ straps located in the mudroom/laundry room.
Bedroom Linens:
Flat and fitted sheets (100% cotton sateen), pillows (down alternative), mattress encasements, pillow and mattress protectors, quilts (100% cotton) and blankets (fleece and minky) are provided.
Biting Insects:
Mosquitos and especially no see ums are common on the Gulf Coast. They are most active during dawn and dusk and when there is limited wind. A small bottle of botanical insect repellant is located in your welcome kit. If you plan to be outside at dawn or dusk, you may wish to use repellant.
Books, Games, and Playing Cards:
A small library of books including local books, cookbooks, board games, and playing cards are located in the TV cabinet in the living room.
Cooler:
There is a small Yeti cooler (Mudroom/Laundry Room) for outings or for grocery shopping.
Cooking and Kitchen:
The kitchen has all new appliances (2022 and 2023) including an electric glass top convection range with an air fryer setting, refrigerator with dual ice maker and water filter/dispenser, dishwasher, microwave, toaster, coffee maker, Wolf convection countertop oven that toasts, bakes, proofs, and warms, Kitchen Aid stand mixer, food processor, coffee maker, and blender.
A propane grill is located on the covered porch. Please clean the grill after each use. You can purchase a propane refill at the local Ace Hardware stores on Cortez Road and on Anna Maria Island.

Disaster and Emergency Planning:
911 is your primary emergency number.
If disaster should strike, you may not have much time to act. Prepare now for a sudden emergency. Knowing what to do in an emergency is your best protection and your responsibility. Learn how to protect yourself and your family by planning ahead. To obtain more information, you may want to contact your local emergency management agency or civil defense office and the local American Red Cross Chapter.
You will need to gather the following information:
* Which disasters are most likely to occur in your area
* How do you prepare for each disaster
* Ask how you would be warned of an emergency
* Learn about warning signals: what they would sound like and what you should do when you hear them. If you hear the siren, please tune your radio for emergency information. Learn main evacuation routes. Ask about special assistance for elderly, disabled, if needed.
Checklist of Emergency Procedures:
Meet with your family and discuss why you need to prepare for disasters. Explain the dangers of fire, severe weather and earthquakes to the elderly and individuals that may need special assistance. Plan to share responsibilities and work together as a team. Below are some vacation safety recommendations:
* Install emergency alert apps to cell phones.
* Have a map of the area and mark the escape routes.
* Notify the property manager of any malfunctioning smoke detector/CO detector or fire extinguisher.
* Discuss what to do in an emergency, where to meet and where to go in the event of an emergency.
* Keep emergency telephone numbers available.
* Bring a battery powered radio for emergency information.
* Include a first aid kit in your travel gear.
* Carry a disaster supply kit for travel.
* Take a CPR and/or First Aid classes.
* Thank you in advance for preparing for emergencies and while you travel.
Events and Parties:
No parties or events are permitted at Cortez Coastal Cottage. The Cottage is for the use of registered guests only.
Groceries and Markets:
The closest full-sized grocery store is Winn Dixie on the NE corner of Cortez Road and 75th. About 3.5 miles and 5-7 minutes away.
There is also a large Publix another mile or two further east on the south side of Cortez Rd with a deli, bakery, beer, and wine.
The Fresh Market on Manatee Ave – about 6 miles and 15 minutes away, has more gourmet items, a nice bakery, and items ready to heat and serve and has a nice selection of quality wine at good prices.
For meats and deli items the Chop Shop on Manatee Ave, about 6 miles and 15 minutes away, is a great option.
Geraldson’s Farm Market – also about 15 minutes away NE of Manatee Ave has great local vegetables, strawberries, bananas, as well as butter, farm fresh eggs, juice, and some baked goods and often cut flowers. There is also a Farmer’s Market on Saturdays near Bean Point (north end) on Anna Maria Island.
There is a Publix on Anna Maria Island, but it is smaller and often more crowded and a bit more expensive, but a great option in a pinch and it offers some beach items.
You will find a small Yeti cooler on the shelf in the laundry room / mudroom and ice packs in the bottom freezer drawer for use when shopping.
Ground Transportation and Shuttle Services:
There are numerous options for local transportation service through the Anna Maria Island Chamber of Commerce Ground Transportation and Shuttle Services website.
Anna Maria Island Free Trolley – there is no better way to get around the island than to ride the free Anna Maria Island trolley. Sit back, relax, enjoy the view, and leave the driving and parking to someone else. Hop on and off as often as you like. Several trolleys loop the island from Coquina Beach on the southern tip in Bradenton Beach up to the City Pier in the City of Anna Maria on the northern end of the island on a daily basis. The trolleys also run on most holidays.
Heating and Cooling:
The cottage is equipped with a new high efficiency HVAC system.
The thermostat is located in the living room. It is set to 74 degrees and is adjustable to your preferences.
There are also ceiling fans in all sleeping areas as well as the living room.
Please help us conserve energy and do not leave windows and doors open if you are operating the AC or heat. This will also minimize the chance of biting insects entering the cottage.
Iron and Ironing Board:
Iron and ironing board are located in the closet of the second bedroom.
Laundry:
The cottage is equipped with a new stacked washer and dryer set. Your welcome kit includes a small bottle of laundry soap.
Coin operated washers and dryers are also available in the Cortez Park Laundry building if you wish to wash multiple loads at the same time or have larger items or items that are especially dirty or sandy.
Parking:
Parking for one vehicle is located adjacent to the cottage under the carport on the Central Ave side of the cottage. Street parking is prohibited within Cortez Park. If you have guests, they can park on the 125th side of the cottage.
Pets/Animal Policy:
Although we love animals, pets/guest animals are NOT permitted at Cortez Coastal Cottage at any time for the safety of your animals, local wildlife, our cleaning crews, and to minimize allergens for future guests. Cortez Park rules, limited un-fenced yard space, toxic tropical plants, and other conditions do not make the Cottage appropriate for pets/animals.
Guests with disabilities recognized through ADA who wish to bring a service dog to Cortez Coastal Cottage must complete a Guest Service Animal Registration Application at the time of booking. Reservations for guests that violate our Pet/Animal policy, or for guests who misrepresent a pet, a therapy animal, or an emotional support animal as a service animal, will be cancelled, without refund (including any unused nights), and guests will be charged a minimum of a $500 penalty/cleaning fee. Laws in Florida (and most other states) make it illegal to misrepresent a pet as a service animal.
Rugs:
The cottage has numerous throw rugs to help keep the cottage clean. If you prefer not to use them, please fold them, and place them in the mudroom/laundry room or in a closet so they are out of your way.
Security Cameras:
Cortez Coastal Cottage maintains doorbell security cameras and a security camera under the carport and on the Central Ave entrance. Tampering with or disabling cameras is strictly prohibited.
Smoke and Carbon Monoxide Detectors: located in all sleeping areas and hallways. They are hardwired and equipped with 10-year batteries and are tested regularly. In the event that you hear an alarm please exit the cottage immediately (unless triggered by burnt popcorn, etc.). Call 911 immediately if you see fire or smoke. Then contact Kimmi or Julie.
Smoking:
Cortez Cottage is a smoke-free property. Neither smoking of any kind including vaping are permitted in the cottage nor on the property at any time.
Terms and Conditions for Payments and Cancellations:
Refunds for cancellations 60 or more days before your check-in date will be equal to the 50% of your deposit. Cancellations received less than 60 days prior to check-in are not eligible for a refund. Cortez Cottage will not be held responsible and will not issue a refund for any reservations that are cancelled, prevented, restricted or interfered with by circumstances beyond its reasonable control, including without limitation, earthquake, fire, flood, Act of God, hurricane, storms, wars, civil or military disturbances, environmental hazards, or any other cause whatsoever beyond the reasonable control of Cortez Cottage. Travel Insurance can be a solution to help mitigate the risk for some of these issues. We recommend you investigate options for purchasing travel insurance to cover the cost of your reservation (and any other expenses associated with your travels) in the event you need to cancel or encounter unforeseen circumstances that prevent you from completing your reservation.

Violations of Cortez Coastal Cottage policies and Cortez Park rules may result in financial penalties and cancellation of reservation and no refund for unused nights.

TV:
The cottage is equipped with a smart flat screen television and DirecTV service. The TV is located in the cabinet in the living room. The DirecTV remote control is the only one you should need to use to watch television.
Important Notes:
- Our DirecTV offerings do NOT include Pay-per-view, on demand, nor DVR/pause/recording.
- In cases of severe weather conditions or a power outage (even brief), your signal may be interrupted and you may need to reset the router located on the shelf with the TV.
TV Troubleshooting
The most common reason for being unable to access television service is that the television is set to the wrong “source” or “input.” If the television indicates that there is no signal, your first step is to check that the correct source is selected. Use the remote for the television, NOT the DirecTV remote. Look for the “source” or “input” button and push this button to access the menu of different inputs (HDMI1, HDMI2, DVD, etc. to determine which one has the video signal coming from satellite. You will need to pause on each input for a few seconds to allow the video signal to appear.
The correct option should be one of the HDMI options (unless you wish to play a DVD) and the most common is HDMI1.
You can also use the buttons along the side of the TV instead of the remote.
If the above troubleshooting options do not solve the issue, you might also try the following:
- Ensure that both the television and the DirecTV receiver are plugged in and powered on.
- Turn the TV and the DirecTV receive off and back on.
- Unplug the DirecTV receiver’s power cord, wait 15 seconds, and plug it back in again.
- Check all the connections are fully connected, including the cable from the wall into the DirecTV box, and from the DirecTV box into the TV.
- In the event of severe weather conditions, the DirecTV signal may be interrupted.
- If your remote has a toggle switch near the top, be sure it is positioned all the way to the left.
- If there was a power outage or surge, even very brief, you may need to reset the router located on the shelf with the TV.

For weather information, we recommend watching the forecasts for Cortez.
What to bring:
Your cottage is well equipped and there are just a few things we recommend you bring for your stay.
- Clothing and footwear including sandals for the beach – Check weather forecast to determine what is most appropriate for your stay. We recommend a sweater or jacket (for the winter season) and a rain jacket or umbrella for rainy days.
- Food – see ‘Cooking and Kitchen’ section for details on what is provided
- Cell phones and chargers
Vacuum
There is a cordless vacuum located in the laundry room. It is mounted to the wall. Lift and pull the vacuum toward you to release it. The charging cord is adjacent to the vacuum along the washer. Please empty the vacuum after use.
Telephone:
There is a phone located in the living room of the cottage and offers free local and long distance (US only) calls. The phone number is 941 567-5477. The phone does not offer voice mail service.

The router is located in the television cabinet in the living room. Should there be a power outage, you may need to reset the router. A Wi-Fi booster is located in the upper outlet in the north hallway adjacent to the wireless doorbell for the Central Ave entrance.
